Mortgage Underwriting Truths for Homebuyers

Welcome to the Mortgage Guide: What You’ll Find Here

Buying a home can be exciting—but when it comes to the mortgage process, confusion and stress often creep in. I created this Substack to help you navigate one of the most misunderstood parts of the journey: mortgage underwriting.

What is mortgage underwriting, really?

What does it mean for you, the consumer?
Why do underwriters ask so many questions?
Why do they need all those documents?
Why does it take so long?
And the question everyone wants answered: Am I approved or not?

After all that, the process can still feel like a black hole.

Who I Am

I’m J.S. Whaldo, a career mortgage underwriter with over 30 years of experience. I’ve reviewed thousands of loan files across every major loan type—FHA, VA, Conventional, Jumbo—and worked for banks, credit unions, and mortgage lenders large and small.

I’ve trained underwriters, managed underwriting teams, developed loan programs, and led community outreach efforts to help first-time homebuyers understand the qualification process for a home loan.

Why I’m Writing This

Now I’m here to help you—the homebuyer, borrower, or curious consumer—understand how the process works and how to avoid surprises along the way.

Each article will cover a specific part of the underwriting process:

  • What underwriters are looking for

  • What documents are needed and why

  • Common pitfalls and how to avoid them

  • Credit, income, assets, and debt-to-income explained

  • Agency guidelines (FHA, VA, Fannie Mae, Freddie Mac)

  • What “overlays” are and how they might affect your approval

I’ll also share a glossary of mortgage terms to help you make sense of the jargon—and I’ll strive to keep everything as clear and consumer-friendly as possible.
